Turning around MacArthur Park.
In 2005, Dilan joined his father's real estate business to manage two mid-rise buildings in Los Angeles' MacArthur Park neighborhood. One was 10 stories and the other 14 stories. Each was approximately 100,000 square feet, and both were less than 30% occupied.
The properties faced serious challenges: parking shortages associated with subway expansion, $789,000 in outstanding payables, and operating losses of approximately $40,000 per month.
Dilan stabilized the monthly losses within three months and cleared the aged payables within a year. He secured additional parking and arranged tenant transportation to help overcome the buildings' parking constraints.

These results formed the practical foundation of his real estate career: solve operational problems, improve occupancy, and build value through execution.
